Seller's Guide
Selling: A Quick Guide
by Joe Cady
Preparing to List
To start the process off, we will prep to list your home by reviewing comparable properties, touring the inside of the home, and discussing and factors that add to the value of your home. Then together we will decide on a listing price!
At this time we will also discuss needs and desires specific to you and your home, along with any questions or concerns you may have.
Marketing
Once we've decided on a price and prepared the hosue to list, I will begin the process of marketing the home. This includes professional photography, distribution on the Multiple Listing Service, and syndication across the worldwide web (incluing REMAX.com, Zillow, and more). It's my job to make sure your home is featured anywhere buyers are searching!
Showing the Home
Once the home has been listed, interested buyers will wish to tour it. I will advise you on how to prepare for a shwoing and will coordinate the best possibl times according to your schedule and lifestyle. Buyers will always be accompanied by and agent - whether that be their own agent or me. Some buyers may wish to tour the home virtually via a prerecorded or live video, which I (or their agent) will acommodate at your convenience.
Reviewing Offers
I will review any offers with you as they are received and go over the terms of each offer. As desired, I will also submit counter-offers and negotiate on your behalf. Once you find the terms of an offer agreeable, we will accept the offer and enter escrow.
Escrow
When the property enters escrow, my transaction coordinators and I (along with the escrow company) will ensure that all the necessary documents, signatures, and funds are collected. I will be available to explain any and all documentation to ensure that you stay informed throughout the entire process.
Closing
Once all the necessary documents and fund required to transfer the property out of your possession and into the buyer's possession are recived, the process is complete. The terms of the contract will dictate how much time you have to move out of the property. After the Close Escrow (COR) date, you will receive the funds from your sale either electronically or via check.
That's just a quick overview of selling in the current market! Please feel free to contact me with any questions or concerns.
