Buying: A Quick Guide

Identifying Your Needs & Wants
Before we officially start the home search, I'll help you identify what your needs and wants are from your ideal property. This will include criteria such as the type of property, the specifications inside the home (beds, baths, etc.), desired locations and neighborhoods, and your price range. We'll also discuss your desired type and method of purchase, as well as any existing properties you may have to sell.
During this time, we'll also discuss financing and pre-qualification. It's my goal to arm you with as much information as possible so you can move forward confidently. I'll also be happy to provide you with a referral to an excellent lender if needed. Don't get overwhelmed - I'll be with you every step of the way!
All of this information will help me find the most suitable properties for you and will also provide you with the best representation possible as we move forward with a purchase.
Starting the Search
Even before you begin to actively search for or tour properties, your initial impressions of properties on the market will help further clarify your desires moving forward. Taking a look at active properties and taking note of what you do or do not like will help us search more effectively moving forward. You may also find it helpful to take notes on "must haves", "would likes", and "absolutely nots" as you search!
Positioning Yourself for Success
Once you are pre-qualified and ready to actively search for the right property, it's time to start working on positioning yourself for success. This means having the appropriate documents (pre-approval letter, proof of funds, etc.) and information at the ready, as well as being prepared to write the best and strongest offer you can comfortably make. To help you through this, we'll discuss the current market best practices and strategies for success.
Be Ready and Responsive
The housing market can move quickly. Be sure to monitor your email for new listings as I send them to you. Feedback is welcome, both positive and negative, so I can further refine the best listings to send to you. See a property you like? Be available for showings, whether in person or remote. Also monitor your email for important transactional information, especially when making an offer, and during escrow.
Escrow
When the property enters escrow, my transaction coordinators and I (along with the escrow company) will ensure that all the necessary documents, signatures, and funds are collected. I will be available to explain any and all documentation, contingencies, and inspections, to ensure that you stay informed throughout the entire process.
Closing
Once all the necessary documents and funds required to transfer the property out of the sellers' possession and into yours have been collected and approved, the process is complete. The terms of the contract will dictate how much time the seller will have to move out of the property and when you will receive keys, so you can start to enjoy your new property!
