How a Consultative Approach to Real Estate Benefits You

Here’s how leveraging my 35+ years of experience in consulting, real estate, strategy, and negotiations has benefitted my clients:

‣ Leveraging my extensive strategy experience, with each offer I submit on behalf of my clients, I always take the extra step to build a case explaining why my buyer’s offer is advantageous and should be accepted.  This resulted in an accepted offer rate of 50%, versus an industry average of 18%, during a tough sellers’ market period.

‣ Going far above and beyond traditional marketing techniques, I undertake whatever steps are necessary to find buyer for my clients’ listings.  In one case where a unique property was located in a secluded area, I personally reached out to out of area agents to secure a buyer in a shorter days on market period than average.

‣ In a strong sellers’ market, I researched and calculated the percentage of above asking price for recent sales.  Using this information of what it would take to be successful, my buyer was then able to get an accepted offer, despite the seller receiving multiple offers.

‣ Using my many years of project management experience, I use a very proactive, “hands on,” high touch during escrows with all interested parties.  This results in improved problem prevention, resolution, and helps ensure a successful close.  Where problems do arise, I always protect my clients’ interest to make certain as a buyer, they can cancel for cause without penalty within their contingency period.  Several of my clients have exercised these protections and benefitted from my guidance.

‣ When a property I had listed for sale didn’t appraise by a significant amount, I helped my seller by thinking “outside the box” in researching alternatives.  We eventually restructured the sale, cutting the shortfall cost to my seller by half, and adjusted the price where both the seller and buyer received financial and tax benefits, thereby keeping the deal intact.

‣ Deploying my extensive negotiating experience, I am frequently able to secure additional information on properties not found on the MLS.  This enables my clients to get the best price possible, along with cost savings, and avoid time wasting offers that have no chance of success.  These negotiation skills are also especially useful in tricky negotiations such as offer terms and during requests for repairs.
